PROPERTY MANAGEMENT
We currently service Polk, Lake and parts of Osceola Counties. Our property management services are flexible, this means we can either do as much or as little as you want us too. We use professional Property
Management software to insure your bookings, cleanings and routine maintenance will be tracked and carried out on a regular basis. Email notifications are automatically sent whenever there are new booking
or changes. You will also have access to your account so you can update, add or change your own bookings. Monthly statements are also emailed each month showing all expense’s and credits. We do not charge you to add your own reservations!
All of our homes are allocated an assigned housekeeper who will clean the home each time after each guest has departed. We do this to ensure the high standards we set for not only our homeowners but also
the guests. Because the housekeeper knows the home inside and out it is easier to notice if there is any damage or items missing from the property.
First impressions count and this is why we are the best in the business taking care of the yards, the weekly cost of lawn care covers yard cutting, edging, weed cutting and front hedges trimming. Palm trees 7ft or less are also included as well as weed control. Extra costs such as mulching, taller palm trees and extra landscaping such as hedges, planters around the sides or back of properties are extra. We also provide our own bi-monthly pest control, weed and feed along with micro nutrients for your lawn.
We do not charge extra call out fees for any minor repairs that we perform or to assist guest when needed. We are licensed and insured contractors for most services. We do not rely on outside contractors for
routine maintenance. This means, we do not hire a lawn company and then up charge the cost to make a profit from their services. We provide our own lawn and pest control services, pool maintenance services
and 95 percent of other maintenance and repairs. If we need to call out a repair company for something we don’t do ourselves, we use the same qualified companies that we have used for years.

Sunbright Villa Services is a family owned and operated business specializing in property management and
all aspects of property maintenance for vacation home owners, without any of the hassles at an affordable
price for the past 23 years! As owners of our own vacation homes, we certainly can appreciate the
concerns of being the owner of an investment property. Just like you, we advertise on various websites for
rentals but we also have access to wholesale rentals from booking agents and tour companies. We
understand the stress of owning a vacation home and living far away and having to rely on someone else
to care and maintain your home. You need someone you can trust with your investment so you don’t have
to worry all the time. We understand you expect the best and we aim to provide you the best when it
comes to looking after your home away from home. We pride ourselves on being honest, friendly, flexible,
efficient and most importantly, approachable.

POOL SERVICE
We are also certified pool service technicians and we make sure that while your guest is staying at your home the pool remains clean. On each visit the pool will be chemically balanced, brushed or vacuumed,
skimmed and pool deck hosed down as needed. We also make sure the filter is clean and equipment is operating properly.

NEW OWNERS JOINING US
Switching to Sunbright has never been easier; we will make the transition as easy and smooth as possible. We can also help with new licenses. Utilities are typically handled by the owners; we find it is much better that you know exactly how much your house is costing you each month rather than being told how much the electricity bill was without ever seeing a bill for yourself. If you need assistance with setting up the
utilities we will be more than happy to help with this.

ACCOUNTS
Each and every month you will receive an itemized account of all revenues and expenditures for your home. Any replacement parts for repairs are itemized along with a description explaining clearly what was
needed. When your account is building up a nice surplus of funds please feel free to request a check to be sent or deposited directly in to your bank account.
Email us for more information on our services and fees. It’s very easy over to Sunbright, just fill out one of
our agreements, make a small initial payment and leave the rest to us. Our agreements are open ended.
We do not lock you into long term contracts.
